I want to buy — what's my first step?
A conversation, then pre-approval. We'll talk about what you're looking for and what's realistic, then I'll connect you with local lenders Conway buyers actually like. Pre-approval is free, usually takes about a day, and it means when you find the right house you can move on it immediately.
What does it cost to work with an agent?
Straight answer: it depends on the transaction, and we'll agree on everything in writing before we start — that's both the law and how I'd want to be treated. What I can promise is that you'll understand exactly how I'm compensated before you sign anything, in plain English, no surprises.
How do I find out what my home would sell for?
Ask me for a free market analysis — I'll look at real, recent sales around you and walk the numbers with you. It's a comparative market analysis, not a formal appraisal, and it's yours free whether you list with me or not.
How long does selling actually take?
It depends on price, condition, and season — anyone who quotes you a number before seeing your home is guessing. After a walk-through I'll give you an honest read, including what small preparations are worth doing first. The market numbers above tell you what's typical right now.
Do I really need 20% down to buy?
No — that's the most expensive myth in real estate. Plenty of loan programs work with far less, and some buyers qualify for programs they've never heard of. Five minutes with a local lender will tell you where you actually stand, and I'm happy to make the introduction.
Which areas do you cover?
Conway is home base, and I work all over Central Arkansas: Greenbrier, Vilonia, Mayflower, North Little Rock, Jacksonville, Sherwood, and the surrounding communities. If you're not sure whether I cover your area, ask — if I can't serve you well, I'll point you to someone who can.
